Custom Building

Where do we start if we want to custom build?

You’re off to a good start by visiting our site. First thing is to find a House Plan that fits your needs, or close enough that our Designers can make tweaks. Do not be concerned with the exterior elevation. That can be drawn to look the way you wish.

After we find a plan what’s next?

You will need to have land or lot to build on. So begin searching for a piece of land that works for the size home you have selected. In subdivisions you must be aware of “setback” requirements; distance required between house and the 4 lot boundaries.

Is your price per square foot based heated square footage or total under roof?

Any price quote or estimate given will include the total square footage, but the actual dollar per square foot is calculated by dividing the build cost by the heated square footage with brick masonry.

How much does AAA Homes charge to build?

There is no set price in Home Building. Each home plan, home site and one’s selections presents a different combination of cost drivers. All 2,000 square foot plans are not alike, as all building sites are not level and 45 feet from the road. One person may choose to spend $1,500 on appliances where another may spend $20,000 on her kitchen ensemble.

From the time we find a plan, how long does it take to get started?

Allow 2 to 3 weeks to get your plans drawn. Another 2 weeks to make your selections and get a budget priced. Then lastly, another 2 weeks for your appraisal and loan approval. If building in a City, you must allow 1 to 2 weeks to get your Building Permit approved. Then Start!!!

How long does it take to build?

Currently the build rate for AAA Homes is 500 square feet per month. A plan with 2,500 square feet under roof including porches and garage will take 5 months to complete.

Must we build one of your plans?

Your plan or ours. Doesn’t matter. Or, if you do not have a plan we will work with you and our Designers to find and/or create the plan you need to fit your family size and budget.

I’m interested in your high performance TechSmart energy package. What does it cost?

On average the TechSmart energy application can be added for about $3.50 per square foot. So on a 2,500 square foot home it might add $8,750 to the build. Or, look at it another way, adds about $40 to a monthly payment while reducing heating and cooling cost by 45% to 50%.

What quality assurances do you provide?

Quality requires proper planning, accurate documentation, inspections and clear communication. Our EZ Order Form becomes the road map everyone follows along with your Plans. Our Builder Superintendent has a “button down” meeting prior to the Start with you and our sub-contractors. We review your plans and Order Form to insure everyone is on the same page.

We are considering waiting another year to save more to pay down. Good idea?

Let’s examine that. Say you are able to save an additional $10,000. On a $200K loan at 3.75% your payment would be $926 P&I. A year later for a $190K loan at a forecasted 4.25% rate, your payment would be $935. With rates so low and forecast to climb, it may be the time to build a home in your comfort range and take advantage of the low rate opportunity.
